Prospect FAQs

Who is responsible for the lease?

All leases are joint and severable, which means that all residents on a lease are fully responsible for all aspects of a lease.  This includes, rent charges, additional fees, damages and more.

Is a guarantor required?

All prospects must complete an application and screening process / report.  Depending on the results of the screening, it will be determined if a guarantor is required.

Lease holders must satisfy the appropriate financial criteria to qualify individually, without a guarantor.  Most leases will require a guarantor.

General Criteria:

Credit Score 650+

Proof of Income: 3x monthly rent charge

Criminal / Eviction / Delinquency Background

What is required to lock in a property / unit?

In order to lock in a lease, all prospects must complete the following:

  1.  Complete Application (includes other residents/roommates and guarantor(s).  Pay application fee of $60.00
  2.  Complete Lease Documents by all residents
  3.   Lease Documents countersigned by Gold Zone Rentals

Is a lease for an entire property/unit or per bedroom?

Gold Zone Rentals leases are for an entire property / unit.

Who is responsible for paying rent, security deposit and fees?

Each lease will identify a “Primary Resident”, this individual is the account holder in our TWA (Tenant Web Access) portal.  All others are “Residents” and have access to the account as well.

All charges need to be paid in full on the account.  Any resident is able to make the payment, that is the choice of the residents.  It is the responsibility of the residents to communicate amongst themselves to make the payment(s).

What needs to be completed to receive keys?

The following items need to be completed in order to receive keys.

  1.  Lease Fully Completed By All Parties
  2.  Security Deposit Paid In Full
  3.  First / First and Last Month Rent Paid In Full
  4.  Rent Check (Inspection App) Invite Received
  5.  Proof Of Utilities Setup

What is Rentable?

Rentable is a third party that Gold Zone Rentals works with to collect, handle and process our security deposits.  Once a prospect has completed a lease, they will receive an invite from Rentable to pay their security deposit.  Prospects pay Rentable directly, this creates an account with them that prospects/tenants have access to at all times.  At the completion of a lease, Gold Zone staff will process any refunds (if applicable) through Rentable, at which time the tenant will receive notification for claiming any funds.  These funds are then deposited directly to their account.

How do I know about moving in?

Prospects will begin receiving move in information approximately 30 days prior to their lease start / move in date.  Communications should come in the form of texts and emails containing informational documents.
